N2 - Literature on mass customization elaborates on methods and experiences of applying product configurators based on case studies while there are few examples from the Architecture, Engineering, and Construction (AEC) industry. Attempts have already been made on the application of expert systems in the AEC industry to achieve higher customer satisfaction, profit, and sustainability in the market. This paper investigates the benefits of using configurators to automate construction processes in Norway, focusing on prototyping a configurator for a specific building annex type. This study discusses the prototyping of a garage configurator with the prospect to include the sustainability indicators such as greenhouse gas (GHG) emissions of the production process of precut beams as well as the bill of quantities of materials for onsite assemblies. Emission data from the products' environmental certificates have been used to compute emissions for each configurable option. While demonstrating the environmental benefits of off-site construction methods in general, the unique approach developed in this configurator shows significant promise for better in-time monitoring and control of the environmental impact of a variety of possible design solutions.
